If you’ve been watching your household expenses over the last couple of years, your auto insurance premium has likely been a frequent topic of conversation. Driven by historic inflation, soaring vehicle repair costs, and complex supply chain issues, car insurance rates across Washington state saw massive, painful double-digit jumps in 2023 and 2024.

However, the latest data compiled by the Independent Insurance Agents & Brokers of Washington (IIABW) brings some welcome news: the local auto insurance market is finally stabilizing.

The Big Takeaway: The average approved personal auto rate change across Washington state has dropped to just 4% for 2025, compared to a steep 13% in 2024 and 14% in 2023.

A Closer Look at the 2025 Numbers

The Office of the Insurance Commissioner (OIC) approved 64 personal auto rate changes for 2025—a significant reduction from the 105 changes approved in 2024. This tells us that carriers are reaching premium levels that accurately align with their claims payouts, reducing the need for aggressive, sweeping rate hikes.

While the overall market trend is flattening, insurance remains highly individualized. The range of approved changes for 2025 spans from a maximum decrease of -14% (Allstate NA Insurance) to a maximum increase of +31.3% (Mutual of Enumclaw Insurance Co.). In total, 8 carriers secured rate decreases, while only 10 filings resulted in double-digit increases.

What This Means for You

Because these percentages are statewide averages, your specific renewal premium will still depend heavily on your personal factors, such as your driving history, your vehicle make and model, your ZIP code, and your qualified discounts. A carrier implementing a statewide average increase of 4% might decrease rates for certain safe drivers while increasing them for others. We have published the complete carrier-by-carrier rate modification sheet below for full transparency.

As an independent agency, our team monitors these market shifts closely to ensure you are positioned with the carrier that offers the optimal blend of coverage, stability, and competitive premiums. We have published the complete carrier-by-carrier rate modification sheet below for full transparency. Want a fresh look at your options? If your premium went up or you just want the peace of mind that you're still getting the best value, reach out to our team today. We’re always here to review your policy and uncover new ways to save!

Navigating Washington’s Homeowners Insurance Rates

If you’ve noticed a change in your home insurance premium recently, you are far from alone. The Office of the Insurance Commissioner (OIC) approved a total of 48 homeowners rate filings across Washington state for 2025.

While premium adjustments are continuing to trend upward to keep pace with rising construction costs, labor inflation, and regional severe weather risks, there is some encouraging news for Washington homeowners: the market is finally showing signs of stabilizing.

The 2025 Data at a Glance:

The Pace is Slowing: The average approved rate increase across all carriers dropped to 10% in 2025, compared to much sharper spikes of 16% in 2024 and 14% in 2023. Total carrier adjustments also decreased from 73 filings down to 48.

A Wide Competitive Range: Rate movements varied dramatically by company, stretching from a maximum increase of 34% down to a handful of rate decreases as low as -5%.

Carrier Variances: While 22 carriers implemented double-digit rate hikes to correct for heavy underwriting losses, several prominent Pacific Northwest carriers held completely flat or introduced near-zero adjustments this year.

What This Means for You

Because rates are fluctuating so drastically from one company to the next, sticking with a single captive carrier can accidentally leave you overpaying.

This is exactly where the power of an independent insurance agency comes in. Unlike a single brand-name agent, we have the ability to proactively shop your coverage across multiple top-rated regional and national carriers. If your current insurance carrier is on the higher end of this year’s rate shifts, we can smoothly pivot your coverage to a carrier offering a more competitive rate, all without sacrificing the vital protections your home relies on.

We have published the complete carrier-by-carrier rate modification sheet below for full transparency. Want a fresh look at your options? If your premium went up or you just want the peace of mind that you're still getting the best value, reach out to our team today. We’re always here to review your policy and uncover new ways to save!

OIC Approved Homeowners Rate Increases in 2025: homeownerrateincreases2025.pdf

The feeling of finding your very first home is unmatched. While the “hard part” may be over, your home journey has just begun. As you move toward the closing table, it’s important to know how to protect your newest, biggest asset. While most buyers think of insurance as just another "closing cost" box to tick, not all policies are created equal. To help avoid a "claims nightmare" six months down the road, here are three key coverages you should discuss with your agent.

1. Dwelling Coverage (Coverage A): It’s Not Just a Number

Dwelling coverage is the foundation of the policy – literally. It’s what pays to rebuild the structure if the worst happens.

A common trap for new buyers is relying on “Additional Replacement Cost Coverage” to bridge the gap of an underinsured home. Pro-tip: That "cushion" is meant to be a safety net for unexpected inflation or surges in labor costs, not a primary source of coverage.

A good rule of thumb is to start coverage at roughly $250 per square foot, depending on the specific characteristics and finishes of the home.

Ensuring the base amount is accurate protects them from out-of-pocket disasters if construction costs spike.

2. Liability Coverage: Protection in a Litigious World

Liability is the "lawsuit insurance" part of the policy. It protects you if someone is injured on your property, or if you (or your pets!) cause bodily injury to others. We live in an increasingly litigious society, and a "standard" $100,000 limit often isn't enough to cover legal fees and medical bills in a serious claim.

We suggest a MINIMUM of $300,000, though $500,000 or $1,000,000 is far more secure if the carrier offers it.

Buyers should remember that this coverage often extends to their furry family members too!

3. Hidden Water Damage: The "Invisible" Endorsement

This is a game-changer. Standard policies often cover a "sudden and accidental" pipe burst, but they frequently exclude slow leaks. If a leak is hidden behind a wall for months before being discovered, many carriers will deny the claim, labeling it a "maintenance issue."

The Solution: Look for a Hidden Water Damage Endorsement.

Many carriers now offer $20,000 to $50,000 in specific coverage for these types of hidden leaks. Without this, you could be staring at a massive restoration bill with zero help from your insurance.

At our agency, we pride ourselves on being more than just a quote—we are educators. Our goal is to ensure you are covered for as many "what-ifs" as possible so you can enjoy your new home with total peace of mind. Contact us today if you have further questions or need guidance on coverages!

For many homeowners and buyers, the "age of the roof" is one of the most stressful parts of a home inspection or an insurance renewal. Until recently, major mortgage backers like Fannie Mae and Freddie Mac often required "Replacement Cost" coverage for roofs. This meant the policy had to cover the full cost of a brand-new roof, regardless of how old the current one was.

While that sounds like a great safety net, it often led to higher premiums or made it difficult to find coverage at all for a home with an older roof.

A recent policy update from these major loan providers is changing the game, making homeownership more accessible by allowing Actual Cash Value (ACV) for roofs in more scenarios.

What is Actual Cash Value (ACV)?

To understand why this matters, it helps to look at the two ways insurance companies value a roof:

Replacement Cost Value (RCV): The insurance company pays for a brand-new roof of similar quality, regardless of the age of your current one (minus your deductible).

Actual Cash Value (ACV): The insurance company pays what the roof is worth today. This takes the cost of a new roof and subtracts "depreciation" based on its age and wear.

Why This Change is Good News for Homeowners

By allowing ACV coverage, Fannie Mae and Freddie Mac are removing a significant barrier to affordable housing. Here is how this shift can help your bottom line:

Lower Monthly Premiums: Insuring a roof for its "actual value" rather than the cost of a brand-new replacement typically reduces the overall cost of your homeowners insurance.

Easier Home Buying: In the past, some buyers were stuck in a "catch-22": they couldn't get a loan without insurance, but they couldn't get insurance because the roof was 15 years old. Allowing ACV makes it easier for insurance companies to offer policies on these homes, smoothing the path to closing.

Flexibility for Older Homes: If you live in a charming older home and don’t want to pay a premium "penalty" for a roof that is halfway through its lifespan, this update gives you the flexibility to choose a policy that fits your actual needs and budget.

The Important Trade-Off

While ACV makes insurance more accessible and affordable month-to-month, it is important to understand the "claim day" reality. If a storm damages your roof and you have an ACV policy, your payout will be lower than it would be with RCV because of that depreciation factor. You would be responsible for covering the difference between the insurance check and the cost of the new roof.

Which Option is Right for You?

This update is a major win for flexibility in the housing market. Whether you are looking to lower your monthly expenses or trying to secure a mortgage on a home with an older roof, having the ACV option on the table is a powerful tool.

If you are curious about how this change impacts your current policy or a home you are looking to buy, it’s a great time to review your options. Choosing between ACV and Replacement Cost is all about balancing your monthly budget with your long-term risk.

Navigating Teen Drivers

Watching your teenager get their driver’s license is a major milestone – one that is equal parts exciting and a little bit terrifying. Beyond the nerves of seeing them pull out of the driveway for the first time, there is the practical reality of insurance.

Adding a youthful driver to your policy is a significant life change, but it doesn't have to be a financial mystery. If you have a teen who is hitting the road soon, here are five essential things to keep in mind to manage both the risk and the cost.

1. The "Red Car" Myth vs. Reality

A common urban legend suggests that driving a red car will automatically spike your insurance premiums. In reality, insurance carriers couldn’t care less if the car is cherry red or beige.

What actually matters is your Zip Code. Insurance companies look at where the car is parked every night. Factors like local crime rates, traffic density, and the frequency of accidents in your specific neighborhood drive the rating. If you’ve recently moved or are planning a move, your auto premium might shift just as much as your property taxes.

2. The Value of Good Grades

If your teen is hitting the books as hard as the brakes, it can lead to serious savings.

Good Student Discount: Most insurance carriers offer a discount for full-time students who maintain a 3.0 GPA or higher. It literally pays to study.

Driver Training: Completing a certified driver education course is a standard way to shave a percentage off those high youthful-driver rates.

3. Tech to the Rescue: Telematics

For parents who are (rightfully) nervous, telematics programs offer a win-win scenario. These are "safe driver" tracking apps or small plug-in devices that monitor driving habits like speed, hard braking, and phone usage.

The Benefit: If the teen drives safely, the premium drops.

The Peace of Mind: It provides parents with actual data on their teen's driving habits while lowering the monthly bill.

4. The Strategy of the "Family Plan"

One of the most frequent questions we hear is whether a teenager should have their own separate policy.

Policy Bundling: Generally, it is significantly cheaper to keep a teen on the parents' policy rather than starting a standalone one. However, ensure the car's title and registration match the policyholders correctly to avoid coverage gaps.

The "Resident Student" Discount: If your teen heads off to college (usually more than 100 miles away) without a car, or joins the military, let your agent know. You can often keep them covered for when they visit home at a fraction of the cost.

5. Avoiding the "Cheap Car" Trap

It’s tempting to buy a $2,000 "beater" as a first car, thinking it’s the smartest financial move. That isn't always the case.

Safety Over Sticker Price: A car’s safety rating is a massive factor in insurance premiums. A slightly newer car with side airbags and crash-avoidance tech can actually be cheaper to insure than an older "tank."

Watch the Trim Level: Even if a car looks like a standard sedan, a "Sport" trim or a turbo engine will often trigger higher premiums. Insurance companies see "Sport" and assume "Speed."

We’re Here to Help

While we can’t make the prospect of a teenager driving any less scary, we can help manage the risk. As independent insurance agents, we have the ability to shop around between different carriers to find the most competitive coverage for your family’s specific circumstances. At Davidson & Associates, our goal is to help you protect what matters most, from the home you live in to the loved ones behind the wheel.

Safeco is Rebranding to Liberty Mutual

The Safeco Insurance brand you know and trust is now more closely aligned with its parent company, Liberty Mutual. Safeco Insurance was acquired by Liberty Mutual Insurance® in 2008 and retained the Safeco brand name. The Safeco name will be retired in April 2026.

Wondering what the Safeco and Liberty Mutual name change means for your insurance? The short answer: Your coverage, premium, and agent stay the same. The only thing changing is the logo on your bill and the name on your ID card at your next renewal. Read our FAQ below for the quick facts on the 2026 transition.

Safeco is Becoming Liberty Mutual: Your Questions Answered

1. Is my policy or coverage changing?

No. This is a brand name change only. Your policy terms, coverage limits, deductibles, and premiums are not affected by this rebrand. You’ll simply see the Liberty Mutual logo on your documents instead of Safeco's.

2. Will my insurance agent change?

No. We are still your independent agency and your primary point of contact. This transition does not change our relationship with you or our ability to manage your policies. We’re still here to offer the same local advice and support you've always relied on.

3. Do I need to do anything right now?

No action is required. The transition is happening in phases through 2026. You don’t need to sign new paperwork or call us to "switch" anything—the process is designed to be completely automatic and seamless.

Practical Logistics: Billing, Apps, and Claims

Will I need a new Auto ID card?

You don’t need to request one. Your current Safeco ID card remains valid. When your policy renews in 2026, you will automatically receive a new ID card featuring the Liberty Mutual branding.

What happens to my online account and app?

For now, continue using Safeco.com and the Safeco mobile app. Eventually, these will transition to the Liberty Mutual platforms. The best part? Your current username and password will stay the same, and all your policy and billing history will move with you.

Will my billing or autopay be interrupted?

No. Your payment schedule and method (EFT, credit card, etc.) will continue as usual. The only difference you’ll notice is that your bank statement or credit card bill will eventually show "Liberty Mutual" instead of "Safeco."

What if I have an open claim?

If you’re currently working through a claim, don’t worry. Your claims representative and claim number will stay the same. The internal teams handle both Safeco and Liberty Mutual claims, so there will be zero delay in your service.

Why the Change?

Safeco has been part of the Liberty Mutual family since 2008. By moving under one unified name, they are able to put all their resources—technology, claims support, and financial strength—behind a single, world-class brand.

For you, it means "Big Carrier" stability with the "Local Agency" service you get from us.

Still have a specific question we didn't cover?

Give us a call or send us an email! We’ve been briefed on every step of this transition and are happy to walk you through what to expect on your next renewal.

Davidson & Associates Insurance, a local independent insurance agency, launched “Policies for Pencils,” in January 2026 and has awarded their first winner, Miss Kanekoa’s Kindergarten class at Orchards Elementary School. This new community initiative is dedicated to supporting local educators and students. The agency holds a monthly drawing to award one local classroom $100 worth of essential school supplies.

As an independent agency deeply rooted in the Clark County area, Davidson Insurance recognizes the significant out-of-pocket expenses teachers often face to keep their classrooms running. “Policies for Pencils” was created to bridge that gap and celebrate the hard work of local educators. Beyond selling insurance that helps protect homes, cars and businesses, we are investing in the students and educators who represent the true future of our community.

Davidson & Associates provided the kindergarten classroom with a myriad of supplies specified in their nomination form, including many different snacks and crafting materials. The supplies were delivered directly to Miss Kanekoa. “We are an energetic class that loves learning,” said Meileah Kanekoa, the Kindergarten teacher of the winning class. “We love having different materials to create with.”

"Insurance protects what you own, but being a good neighbor means protecting what we share: our future," said Bryce Davidson, President of Davidson & Associates. "Schools are the heart of everything we do. Through Policies for Pencils, we are dedicated to supporting our local teachers and reminding our students that they have an entire community rooting for them. It’s about more than just business; it’s about building a stronger foundation for the next generation."

How the Program Works: Each month, community members, including parents, students, and fellow faculty, can nominate a deserving K-12 classroom in Clark County via the agency’s website. On the last Thursday of every month, one winner will be randomly selected to receive a $100 supply bundle.

Nominations are now open. To nominate a teacher or learn more about the program, please visit https://www.davidsoninsurance.com/policies-for-pencils.
