  &lt;p&gt;The feeling of finding your very first home is unmatched. While the “hard part” may be over, your home journey has just begun. As you move toward the closing table, it’s important to know how to protect your newest, biggest asset. While most buyers think of insurance as just another "closing cost" box to tick, not all policies are created equal. To help avoid a "claims nightmare" six months down the road, here are three key coverages you should discuss with your agent.&lt;/p&gt;
&lt;p&gt;&lt;b&gt;1. Dwelling Coverage (Coverage A): It’s Not Just a Number&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;Dwelling coverage is the foundation of the policy – literally. It’s what pays to rebuild the structure if the worst happens.
  &lt;/p&gt;
&lt;p&gt;A common trap for new buyers is relying on “Additional Replacement Cost Coverage” to bridge the gap of an underinsured home. Pro-tip: That "cushion" is meant to be a safety net for unexpected inflation or surges in labor costs, &lt;i&gt;not&lt;/i&gt; a primary source of coverage.
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;A good      rule of thumb is to start coverage at roughly $250 per square foot,      depending on the specific characteristics and finishes of the home.
  &lt;/li&gt;&lt;li&gt;Ensuring      the base amount is accurate protects them from out-of-pocket disasters if      construction costs spike.
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;&lt;b&gt;2. Liability Coverage: Protection in a Litigious World&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;Liability is the "lawsuit insurance" part of the policy. It protects you if someone is injured on your property, or if you (or your pets!) cause bodily injury to others. We live in an increasingly litigious society, and a "standard" $100,000 limit often isn't enough to cover legal fees and medical bills in a serious claim.
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;We      suggest a MINIMUM of $300,000, though $500,000 or $1,000,000 is far more      secure if the carrier offers it.
  &lt;/li&gt;&lt;li&gt;Buyers      should remember that this coverage often extends to their furry family      members too!
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;&lt;b&gt;3. Hidden Water Damage: The "Invisible" Endorsement&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;This is a game-changer. Standard policies often cover a "sudden and accidental" pipe burst, but they frequently exclude slow leaks. If a leak is hidden behind a wall for months before being discovered, many carriers will deny the claim, labeling it a "maintenance issue."
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;The      Solution: Look for a Hidden Water Damage Endorsement.
  &lt;/li&gt;&lt;li&gt;Many      carriers now offer $20,000 to $50,000 in specific coverage for these types      of hidden leaks. Without this, you could be staring at a massive      restoration bill with zero help from your insurance.
 &lt;/li&gt;&lt;/ul&gt;

Until recently, major mortgage backers like Fannie Mae and Freddie Mac often required "Replacement Cost" coverage for roofs. This meant the policy had to cover the full cost of a brand-new roof, regardless of how old the current one was.&lt;/p&gt;
&lt;p&gt;While that sounds like a great safety net, it often led to higher premiums or made it difficult to find coverage at all for a home with an older roof.
  &lt;/p&gt;
&lt;p&gt;A recent policy update from these major loan providers is changing the game, making homeownership more accessible by allowing Actual Cash Value (ACV) for roofs in more scenarios.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;What is Actual Cash Value (ACV)?&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;To understand why this matters, it helps to look at the two ways insurance companies value a roof:
  &lt;/p&gt;
&lt;ol&gt;  &lt;li&gt;&lt;b&gt;Replacement      Cost Value (RCV):&lt;/b&gt; The insurance company pays for a brand-new roof of      similar quality, regardless of the age of your current one (minus your      deductible).
  &lt;/li&gt;&lt;li&gt;&lt;b&gt;Actual      Cash Value (ACV):&lt;/b&gt; The insurance company pays what the roof is worth &lt;i&gt;today&lt;/i&gt;.      This takes the cost of a new roof and subtracts "depreciation"      based on its age and wear.
 &lt;/li&gt;&lt;/ol&gt;
&lt;p&gt;&lt;b&gt;Why This Change is Good News for Homeowners&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;By allowing ACV coverage, Fannie Mae and Freddie Mac are removing a significant barrier to affordable housing. Here is how this shift can help your bottom line:
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;&lt;b&gt;Lower      Monthly Premiums:&lt;/b&gt; Insuring a roof for its "actual value"      rather than the cost of a brand-new replacement typically reduces the      overall cost of your homeowners insurance.
  &lt;/li&gt;&lt;li&gt;&lt;b&gt;Easier      Home Buying:&lt;/b&gt; In the past, some buyers were stuck in a      "catch-22": they couldn't get a loan without insurance, but they      couldn't get insurance because the roof was 15 years old. Allowing ACV      makes it easier for insurance companies to offer policies on these homes,      smoothing the path to closing.
  &lt;/li&gt;&lt;li&gt;&lt;b&gt;Flexibility      for Older Homes:&lt;/b&gt; If you live in a charming older home and don’t want      to pay a premium "penalty" for a roof that is halfway through      its lifespan, this update gives you the flexibility to choose a policy      that fits your actual needs and budget.
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;&lt;b&gt;The Important Trade-Off&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;While ACV makes insurance more accessible and affordable month-to-month, it is important to understand the "claim day" reality. If a storm damages your roof and you have an ACV policy, your payout will be lower than it would be with RCV because of that depreciation factor. You would be responsible for covering the difference between the insurance check and the cost of the new roof.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;Which Option is Right for You?&lt;/b&gt;
  &lt;/p&gt;

  &lt;p&gt;Watching your teenager get their driver’s license is a major milestone – one that is equal parts exciting and a little bit terrifying. Beyond the nerves of seeing them pull out of the driveway for the first time, there is the practical reality of insurance.&lt;/p&gt;
&lt;p&gt;Adding a youthful driver to your policy is a significant life change, but it doesn't have to be a financial mystery. If you have a teen who is hitting the road soon, here are five essential things to keep in mind to manage both the risk and the cost.

&lt;p&gt;One of the most frequent questions we hear is whether a teenager should have their own separate policy.

&lt;ul&gt;  &lt;li&gt;&lt;b&gt;Safety      Over Sticker Price:&lt;/b&gt; A car’s safety rating is a massive factor in      insurance premiums. A slightly newer car with side airbags and      crash-avoidance tech can actually be cheaper to insure than an older      "tank."
  &lt;/li&gt;&lt;li&gt;&lt;b&gt;Watch      the Trim Level:&lt;/b&gt; Even if a car looks like a standard sedan, a      "Sport" trim or a turbo engine will often trigger higher      premiums. Insurance companies see "Sport" and assume      "Speed."

  &lt;p&gt;The Safeco Insurance brand you know and trust is now more closely aligned with its parent company, Liberty Mutual. Safeco Insurance was acquired by Liberty Mutual Insurance® in 2008 and retained the Safeco brand name. The Safeco name will be retired in April 2026.&lt;/p&gt;
&lt;p&gt;Wondering what the Safeco and Liberty Mutual name change means for your insurance? The short answer: Your coverage, premium, and agent stay the same. The only thing changing is the logo on your bill and the name on your ID card at your next renewal. Read our FAQ below for the quick facts on the 2026 transition.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;Safeco is Becoming Liberty Mutual: Your Questions Answered&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;1. Is my policy or coverage changing?&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;No.&lt;/b&gt; This is a brand name change only. Your policy terms, coverage limits, deductibles, and premiums are not affected by this rebrand. You’ll simply see the Liberty Mutual logo on your documents instead of Safeco's.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;2. Will my insurance agent change?&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;No.&lt;/b&gt; We are still your independent agency and your primary point of contact. This transition does not change our relationship with you or our ability to manage your policies. We’re still here to offer the same local advice and support you've always relied on.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;3. Do I need to do anything right now?&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;No action is required.&lt;/b&gt; The transition is happening in phases through 2026. You don’t need to sign new paperwork or call us to "switch" anything&amp;mdash;the process is designed to be completely automatic and seamless.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;Practical Logistics: Billing, Apps, and Claims&lt;/b&gt;
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;&lt;b&gt;Will      I need a new Auto ID card?&lt;/b&gt;
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;You don’t need to request one. Your current Safeco ID card remains valid. When your policy renews in 2026, you will automatically receive a new ID card featuring the Liberty Mutual branding.
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;&lt;b&gt;What      happens to my online account and app?&lt;/b&gt;
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;For now, continue using Safeco.com and the Safeco mobile app. Eventually, these will transition to the Liberty Mutual platforms. The best part? Your current username and password will stay the same, and all your policy and billing history will move with you.
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;&lt;b&gt;Will      my billing or autopay be interrupted?&lt;/b&gt;
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;No. Your payment schedule and method (EFT, credit card, etc.) will continue as usual. The only difference you’ll notice is that your bank statement or credit card bill will eventually show "Liberty Mutual" instead of "Safeco."
  &lt;/p&gt;
&lt;ul&gt;  &lt;li&gt;&lt;b&gt;What      if I have an open claim?&lt;/b&gt;
 &lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;If you’re currently working through a claim, don’t worry. Your claims representative and claim number will stay the same. The internal teams handle both Safeco and Liberty Mutual claims, so there will be zero delay in your service.
  &lt;/p&gt;
&lt;p&gt;&lt;b&gt;Why the Change?&lt;/b&gt;
  &lt;/p&gt;
&lt;p&gt;Safeco has been part of the Liberty Mutual family since 2008. By moving under one unified name, they are able to put all their resources&amp;mdash;technology, claims support, and financial strength&amp;mdash;behind a single, world-class brand.
  &lt;/p&gt;
&lt;p&gt;For you, it means "Big Carrier" stability with the "Local Agency" service you get from us.
  &lt;/p&gt;

This new community initiative is dedicated to supporting local educators and students. The agency holds a monthly drawing to award one local classroom $100 worth of essential school supplies.&lt;/p&gt;
&lt;p&gt;As an independent agency deeply rooted in the Clark County area, Davidson Insurance recognizes the significant out-of-pocket expenses teachers often face to keep their classrooms running. “Policies for Pencils” was created to bridge that gap and celebrate the hard work of local educators. Beyond selling insurance that helps protect homes, cars and businesses, we are investing in the students and educators who represent the true future of our community.
  &lt;/p&gt;
&lt;p&gt;Davidson &amp; Associates provided the kindergarten classroom with a myriad of supplies specified in their nomination form, including many different snacks and crafting materials. The supplies were delivered directly to Miss Kanekoa. “We are an energetic class that loves learning,” said Meileah Kanekoa, the Kindergarten teacher of the winning class. “We love having different materials to create with.”

Starting this month, the agency will hold a monthly drawing to award one local classroom $100 worth of essential school supplies.&lt;/p&gt;
&lt;p&gt;As an independent agency deeply rooted in the Clark County area, Davidson Insurance recognizes the significant out-of-pocket expenses teachers often face to keep their classrooms running. “Policies for Pencils” was created to bridge that gap and celebrate the hard work of local educators. The first part evaluates the company’s workplace policies, practices, philosophies, systems and demographics – this part is worth 25% of the total evaluation. The second part consists of an employee survey to measure the employee experience – this part is worth 75% of the total evaluation. Best Companies Group manages the overall registration and survey process, analyzes the data and provides the final rankings.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

  &lt;figure&gt;&lt;img src="/images/news/86197/23012/large/driving-916405_1280.jpg" data-image="23012" width="750" height="500"&gt;&lt;/figure&gt;&lt;p&gt;Winter is coming with cold temperatures, fog, snow and ice. Now is the time to prepare your vehicle for hazardous conditions and treacherous driving.&lt;/p&gt;
&lt;p&gt;Try these 6 tips to be ready:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Ensure fluids are at the proper levels&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Check your antifreeze levels and ensure it’s rated for the temperatures in your area of the country. If the antifreeze is over five years old, you may want to have it drained and new fluid added (check your owner’s manual for recommendations).&lt;/p&gt;
&lt;p&gt;Even though you use windshield washer fluid year-round, you’ll typically use more in winter because of the salt and chemicals on the roads. Use de-icing washer fluid rated for your temperatures (e.g., -30 F), top off the fluid levels frequently and include the rear window reservoir if you have a rear window wiper system.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. Clean and inspect exterior and interior lights&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The sun sets earlier in winter, and your vehicle lights must work correctly. Test all lights and replace non-functioning interior or exterior bulbs. Clean all lamp shields and inspect them for cracks. See a mechanic to repair any defects before the freezing weather leads to further cracking.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Have brakes and steering systems inspected&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;These systems must operate at optimal levels to prevent a collision or rollover. A mechanic should inspect your brake pads, brake fluids, and steering system and fluids.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Check tire pressure weekly&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ensure your tire pressure is at the recommended pounds per square inch (psi). Tire pressure can change one pound per square inch for every nine-degree Fahrenheit change in temperature. Sudden temperature dropscan result in underinflated tires.&lt;/p&gt;
&lt;p&gt;Refer to your owner’s manual or check the driver’s side door placard for the correct PSI for your vehicle. (Do not rely on PSI ratings embossed on the tire.) Remember to check your spare tire, too.&lt;/p&gt;
&lt;p&gt;Check your state’s tire chain requirements before traveling in a snow-prone area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Stock up for winter&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Although a first-aid kit, flashlight and road flares are essentials, you should also have these for winter months:&lt;/p&gt;
&lt;ul&gt;&lt;li&gt;Ice scraper&lt;/li&gt;&lt;li&gt;Snowbrush&lt;/li&gt;&lt;li&gt;Collapsible trunk shovel&lt;/li&gt;&lt;li&gt;Bag of cat litter, sand or flattened cardboard boxes (for traction if you’re stuck)&lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;6. Prepare for the unexpected&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For severe weather or long trips, consider keeping these additional items in your car:&lt;/p&gt;
&lt;ul&gt;&lt;li&gt;48-hour supply of drinks and high-energy snacks&lt;/li&gt;&lt;li&gt;Extra flashlight batteries&lt;/li&gt;&lt;li&gt;Device charger with multi-power adapters&lt;/li&gt;&lt;li&gt;Car charging cables&lt;/li&gt;&lt;li&gt;Jumper cables&lt;/li&gt;&lt;li&gt;Blankets and warm clothing&lt;/li&gt;&lt;li&gt;Tire puncture repair kit&lt;/li&gt;&lt;li&gt;Candle in a tin&lt;/li&gt;&lt;li&gt;Matches or a lighter&lt;/li&gt;&lt;li&gt;If you are traveling with children, bringing along books, cards or games to keep them entertained is a clever idea.&lt;/li&gt;&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Be ready for emergencies&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Follow these tips and maintain slower driving speeds and a safe stopping distance during extreme weather. It’s better to take your time than to rush and cause an accident. Nothing is worth risking the health and safety of yourself and your loved ones. Drive safe out there!&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
